Our new house in Settlers Grant
Contrary to many people's fears about building a new house, our experience with the builder was very pleasant and stress free. We were very impressed with the quality of the tradesmen who worked on our house. Settlers Grant Homes provided us with a great experience and a great home! We would not hesitate to recommend them to anyone looking for a well-built quality home.

Great Home building experience!
Our custom home with Settlers' Grant Homes truly was a custom built home for us. We had input throughout and were welcome on site to ensure things were done the way we wanted them. There were a few errors but fixed quickly to our satisfaction. I would highly reccomend Settlers Grant Homes to any one that does not want a cookie cutter home.

we are extremely pleased with our new home. There were some negative experiences we had with sub-contractors. In the case of the painters and the plumber, the workmanship was below the standard we had come to expect from the contractor. In both cases, we dealt with the contractor and the issues were resolved satisfactorily. On the positive side, the approach adopted by this contractor from our first visit through the entire build process and the follow-up since moving into our home has been both professional and friendly. We felt we had a voice in the process from the beginning and were always welcomed on site to talk with the team and view the work as it progressed.

They are still there for us when we need something or have a question. We love our home, we love our neighbourhood. They made the process easy. the builder asked for our input throughout the construction process and was extremely flexible if a change was requested. And yes there was no real estate agent, because you get to deal directly with the two owners. From blueprints to choosing where we wanted our electrical outlets to doing the pre-delivery inspection with an owner, not an employee.

Builder was untruthful from the start. Made plenty of verbal promises which were not true, including promises of fill included (later denied), was told there was no easements other than utlities, even provided a four month old survey(come to find there is a 10 X 60 m easement for a ditch at rear of property, put on 2 months earlier- 2 months after the survey I saw). Easement (ditch) put in a 1 1/2 ago, still not completed. Siding installed incorrectly and manufactor's warranty voided, looks terrible, still waiting for TARION to respond. Garage not built to blueprint, suppose to have 2 steps instead we got a stairway which juts into the garage making it so you can't open the car door when you pull in. I assume they did this so they could save a couple loads of gravel and a little bit of cement. The builder has now built a house next door and filled the lot so that the water drains off that lot onto ours. The builder sold us a TREED lot, I just found out that the lot should be built up to meet sub-division plan, which would kill all the trees (2-3 feet minimum of fill). The two owners are the most dishonest people I have ever met. My favorite quote from one of them is "it's an old contract", no it's thee the contract. www.settlersgrant.net If your going to use them, make sure everything is in the contract in writting ( I mean every single minute detail), because anything the say will not be honored. It was suppose to our dream home, it has turned out to be a nightmare and I can't wait to move out and put the nightmare behind us.
