Claridge = Crooks and Liars

I have never had any professionals lie to me to my face as many times as has Claridge, from their lawyer's office to their property management person who lied via email. Anything and everything they can lie about, they will. After getting in person assurances from The Builder, the Builder's Lawyer and the Appliance Delivery Persons, I got my keys only to find out, 20 minutes later, that the appliances were missing and in some cases the wrong model or not installed. Property Manager claimed I should be "grateful" for having them at all. And refused to cooperate. Instead, created a web of lies that the buyer "knew ahead of time" that the appliances were "not going to be delivered until later". This is just the beginning. I have never seen such incompetence in my life. I strongly suggest any potential buyers for Tower 2 go elsewhere. They will be better served with another builder. Any other builder. Cannot get worse than this.

As stated by previous reviewers....DO NOT BUY FROM CLARIDGE!!

I have not even closed yet and I wish I could run the other way. I have purchased a studio unit within Phase 1 at Lebreton Flats, and I am supposed to close on October 6, 2008 - less than 2 weeks from now. I asked to see my condo prior to inspection in order to do some measurements. On September 9, to my shock and horror, my unit was completely wrong - my bedroom closet was in my living room! - that's right, the geniuses at Claridge decided that a bedroom closet would fit perfectly in a living room; therefore, I have a clothing closet beginning where my kitchen countertop ends. It is THE MOST illogical and ridiculous design EVER! On top of that, they put cable wiring in my sleeping area, which would therefore indicate that they expect that to be my living room. So, with my living room now where I was supposed to put my bed, I am now left with my kitchen as the only place to put my bed. Since it is a small studio unit, I would actually have to put my bed parallel to the kitchen countertop, which means that I would not have room for a dining table. I guess they expect me to sit on my bed and eat dinner. Claridge tries to project an image of elegance; however, I have no idea how a bed in your kitchen constitutes elegance. After literally struggling to get someone at Claridge to listen to my concerns for 2 weeks straight, they are now supposedly fixing the errors...without any apology or concern for my inconvenience. The exact words of the Claridge Sales and Marketing Coordinator (copied and pasted directly from an email she sent to me): "Unfortunately, mistakes happen. Your condo was built as per the Construction drawings received on site. The marketing plan that you signed was incorrect. We have the right to make changes to plans at anytime. In your case, however, we are going to make the changes to satisfy you." First of all, WHO starts out by saying, "Unfortunately, mistakes happen". Secondly, WHO gave me the "incorrect" floor plan?? I love how Claridge has the nerve to turn it around and make it sound like the client did something wrong; however, as the good Samaritans that they are, they will fix it to "satisfy" me. They make it sound like asking them to match the floor plan that they sold to me is somehow an inconvenience to them, but they'll do it. I also love how they are coming out less than 2 weeks before my closing to say that I signed the incorrect floor plan. I signed the contract in August 2007...over a year ago!...and NOW, 2 weeks prior to closing they are claiming that I signed the incorrect floor plan. I would love to know who came up with the revised "correct" floor plan that puts my bed in my kitchen. Also, BEWARE of the statement – “We have the right to make changes to plans at anytime.” Claridge seems to think that this clause gives them the right to completely overhaul your design and give you a COMPLETELY different end product than that which you purchased, even if it means that the new design has no logic behind it! As you will notice from the email I received, it does not contain any form of apology. Plus, I have tried twice to request a manager's contact info (I know previous Claridge buyers are laughing right now!) and they are actually ignoring me. No exaggeration - they are literally not responding to emails or returning my calls....WHO DOES THAT?! Anyway, they tried to push my closing date back but when I complained, they said they would still close on time. I am nonetheless terrified to find out what my condo will look like when they are done with it. I am positive that even after it is "fixed", I will surely still have problems. As a first time home buyer, I seriously regret not doing my homework. I was fooled into thinking that Claridge was a prestigious, reputable vendor...THEY ARE NOT! Again, if you have not already signed on the dotted line with Claridge...R-U-N!!!!

Don't walk away Run

After living in a Claridge home for two years, I must say that I am a little bit angry at myself for not investigating this builder a little better than I did. You must understand it is not Claridge who is building your home; but all the poorly skilled contractors that work under them; and there are many of them. The drywall workmanship in many areas of the home are shoddy. The painter won't only paint your walls; but will also drop paint on your hardwood floor and then the flooring people will varnish over the paint. The ceramic installers installed tiles unevenly and some edges were higher than others where you potentially could stub your toe. The framers ensured I had crooked walls; however Tarion who I am not a fan of told me my crooked walls meet the minimum code. There seems to be no quality control. If you do not find the problems; they sure as hell will not point them out to you. Even after I hired a home inspector who popped her head up in my attic to tell me that it looked like I had ample insulation; I noticed that my front room was much cooler than the rest of my home. I personally took a walk in my attic and sure enough I could see drywall where there should of been insulation. I could go on and on about all the problems we have had in our home but I will leave you with some advice instead. When you have a problem, PERSIST; keep after them; however in my experience a lot of the time they did not act unless I went to Tarion. In most cases they do not want to go to conciliation. Good luck and if you haven't yet bought from Claridge; I strongly advise you to look elsewhere.

Happy first time owners

We were extremely satisfied with Claridge Homes on the purchase of our fist home. They treated us with profesionalism and politeness. In the end, our dream home was delivered in time just as they promised, and it was all we expected it to be. Thanks to Shawn Malhotra, who acted as our sales agent for being so helpfull with a couple of rookies like us.

Claridge Homes owners are LIARS

This builder is the single worst builder in Ottawa if not the whole continent. Owner Shawn Malhotra and his sleazebag father Bill are both L I A R S. 700 Sussex is a joke - 47% increase in condo fees since opening....reserve fund needs a line of credit because of lawsuits against Claridge and no one in the building says anything for fear of not being able to eventually sell. If they do this to people who spend over half a million on a home then what do you think they'll do to you and your measly three hundred thousand dollar home? Sad thing really....I worked as a salesperson for them for several years and they screwed me on my own purchase. Again...as familiar as I am with slander and defamation laws in this counrty I remind you - THEY ARE LIARS.

NEVER BUY A CLARIDGE HOME!!!!!!!

Claridge's salesperson was uninformative - and in the case where info was provided, it was incorrect and very misleading - unprofessional, impolite, incompetent (could not understant that if 1+1=2, then 2-1=1!!!). This person repeatedly lied to us about what would be included in the price, only to retract these claims once the purchase was confirmed. The worse part is that Claridge backed this person until I had spent WEEKS of my time proving every one of her mistakes to them, at which point they had no choice but to concede that they owed me money. No apology, and no consequences to this employee. The house was built on time, but only because so many of the finishing touches were rushed through - which shows! Complaints that we mentioned in our 30-day inspection report have still not been dealt with 8 MONTHS later!! And when I complained about this delay, I was treated like I was being unreasonable. Our vendor pushed the purchase of the end unit by claiming the benefits of a much bigger yard, so we bought on for 50 grand more, only to find out 5 months after moving in (and living in a field of mud) that this "yard" is graded at a 45 degree angle!!! USELESS!!! Moreover, a third of this yard is being used as water drainage streams. None of this info was deemed important enough to mention to us before purchase. As of today, over 9 months after moving in, the roads in Oakpark look like a war zone, with torn-up curbs and patches of dirt to fill gaping holes. Nice for a place promoted as "luxury homes". The streets are inadequately lighted, we have yet to have a STREET SIGN put up (forget about having anything delivered here, let alone if ever there was an emergency = nobody knows where our street is!). This is my very first home, and all I can say to ANYONE considering buying from Claridge: RUN AWAY!! Don't let them fool you into believing a thing they say. It is all lies. You'll regret it for a loooong time if you make the same mistake I did. Oh - and they never told anyone that gutters weren't included on the houses. Aaaargghh!! I am so frustrated with Claridge!

Don't buy from Claridge!

Claridge by far has been astoungding with their extreme lack of proper customer service. Once we handed our check over for the deposit they could not have cared less about answering any of our questions or addressing any of our concerns. In fact once we took possesion & had an independent house inspection it was clear that our house should not have passed the city inspection & declared liveable. From not enough support in basement to support the house properly to issues with attic insulation and so on, they builder seemed quite unconcerned with the issues and made them seem like an inconvenience to fix when it was sent for our 30 day warranty. Issues put into our one year also received similar response. In fact in the process of addressing an issue with a rocking toilet the did the same quick band aid fix that did not address the request to check the flang & check for leaks under the floor. Had they done. They borke tiles in the process of "fixing" the toilet and I had to phone every week or so to find out when the toilets would be fixed. After a month of that Claridge finally said the tiles had been disccontinued & couldn't be replaced. Their tile company was trying to find a similar tile to put in place of the damaged tiles. another 2 months of back & forth with Claridge, myself & Argos (the tile company) of me calling & asking for an update from each & always getting an I'll call Argos & get back to or an I'll call Claridge & get back to you and never hearing back from either. Finally the only way to get anything done was to request a conciliation inspection from Tarion. Within 2 days of faxing a copy of the request to Tarion & Clairdge I receiver a call from Claridge saying the floor would be replaced. Does this sound reasonable to anyone? I would only reccommend buying from Claridge if you enjoy stress & shoddy workmanship!

Ongoing Foundation problems

my home and many others had the soil removed around the house because of poor foundations. They were replaced with styrofam blocks. Whilst the house was settling there were major cracks in the basement walls, floors sloped, and the subfloor in the foyer sloped so much all the tiles cracked. I wrote to claridge many times but they ignored me until as a community we acted. Claridge fixed the tiles by tiling over the cracked tiles with 3 inch cement then new tiles. (I was away when they did this)Two years have passed by now and my foyer floor tiles are all cracked, the floor underneath has huge cracks. I lifted the tiles up for safety reasons. The house is a mess. I wrote to claridge and of course no responce. This builder really is awful I would advise anyone not to purchase with this so called builder. Even the so called small stuff like interior is of very poor standard. do not buy from these builders.

Save yourself a headache. This was one of the worst experiences of our lives. 3 week delayed closing. Living at a Motel for 3 weeks. Closed by escrow when we did close and then we had to pay an occupancy fee and an increased lawyer fee due to escrow closing. Our upstairs wall bowed. Our tub squeaks. Our floors squeak. We had an opening between the garage foundation wall and the basement which our inspector fortunately picked up. Roof poorly completed; nails on flashing not caulked; shingle caps cut and nailed crooked. Ceramic tiles cracking. Wavy ceilings; poor drywall finishing; paint on carpet and under varnish of hardwood floor; and uneven varnish finish on hardwood. After living in this house for 3 months there are still outstanding issues to be addressed. Some staff would not return phone calls and on occasion when we did get to talk to some of the employees; they were very abrupt; lacking in customer service skills and even hung up on us.

Claridge Homes was quite misleading in all aspects of the sale/purchase process. Although price /sq ft was highest in Ottawa ($470) still quality was as cheap as they could get away with... Material supplied was not as specified and repairs of deficiencies was/is slow and incomplete. Dealings with the owner were a horror story. DO NOT BUY from this builder.

This is the fifth home I have bought in my life. I have never encountered the lies, runaround , arrogance and general mismanagement which seems to permeate Claridge Homes. I would not buy a dog house from them in the future. Do not go there, you do not need the grief.

Absolutely the most horrible experience I have ever had in dealing with a company. Biggest complaints as follows: 1.) They were still working on the house the day we picked up our keys to move in. Many things were either not completed, missing, or just not what we specified. 2.) Service people will try to get out of doing anything they can. You have to fight for any service you will get out of these people. 3.) The things things they do fix, are done very poorly. We had to fix many things after they were done, because of the poor quality of work. It was so shoddy I was embarassed to leave it that way. We still have uneven ceilings and walls because we got so sick of complaining, and the problems were just too big to fix, it would have required tearing out a whole wall. 4.) Took forever to get anything done and in order to get it done you had to constantly be calling and chasing people down. Not very fun people to deal with. If you're not pushy and aggresive they will walk all over you. 5.) Had issues with mold on a window sill, which we complained about on two or three occasions, and they would sand and paint it and say it was fixed. Finally, WE ripped the window apart and had to show them that it was leaking because of the way it was installed in the first place. THEN they replaced it. This went on for about a year and a half, during which time the whole downstairs of our home reeked of mold and mildew. Absoloutely ridiculous, I was sick with throat problems for a year of this and I believe it was due to the mold spores in the air. I could go on and on, but to be honest when I think of these people my blood pressure goes through the roof...nothing good to say about these guys....their houses are literally slapped together....STAY AWAY!!!

They try to get your money first, after sale service is passing around from saleman to Service Department to foreman ... until you are tired and give up. We cannot closing our house since they have not registered to the city and we have to rent "our house" from them. Painting job is terrible. Hardwood floor installed with some big gaps. hmmm a lot of things not done.

This useless builder completely screwed up peices of our house (foundation, missing windows, kitchen). We had to consistently nag them about the screw ups before they would fix them. Now to top it all off, they submitted the sub-divsions permit late to the city and we are forced to pay "rent" to them until they receive approval of the permits (they cannot legally sell us the house until the permits are approved). Stay away!!

I moved into the home on June 6, 2002 and I'm still waiting for the issues listed on the pre-move in inspection report to be completed. The Builder and the Warranty Program now tell me my warranty has expired. I don't understand how it could have expired if the issues were reported to both the builder and the Home Warranty Program in June 2002. Over the last 3 years the builder and the Warranty program refused to answer any of my letters although most of the letters were registered mail. We are now in a legal position. May 26, 2005
