My job is closely related to the new home industry. I have above average knowledge and technical knowledge of home building. Broadview homes belongs to the Qualico Group of Companies...the largest "row" builder in MB. Hence, they have a reputation to up-hold, and have good procedures and policies. I have found the new home building process is what you make of it. Frequent "on-site" visits and communication with your site supervisor will ensure that you are "watching" you builder closely. In my case, I knew what things I was looking for, and I knew what was in my offer to purchase (the purchaser's bible). As long as its down on paper, its in your contract and they MUST honour it. I arranged weekly walk thru inspections with my site supervisor...and on weekends, I'd look through the house on my own. Yes, I did catch some mistakes (some minor, some a little more involved). This is quite common in the home building industry when dealing/arranging/coordinating many sub-trades etc. The thing that sets builders apart is FIXING/CORRECTING those mistakes at their cost, which they did. Overall, I felt that I was treated fairly and their service department has been decent. Also keep in mind that the QTY of houses they are building and servicing. My requests have ALWAYS been acknowledged and completed. Some in a short period of time (days), some longer (weeks). Just remember, your contract is what has to be followed. It's the only thing the Purchaser has to fall back on in court (in extreme cases). Make sure EVERYTHING you want is in writing. The builder must fulfill the contract. My possession date was on time, and fit-and-finish was great. This was partly due to me as well, because PRIOR to the walk thru, I pointed all the minor cosmetic stuff that was to be 100% quality. The builder doesn't get their money until you take possession, so be sure to TRY and get everything to your liking BEFORE taking possession. (I took poss in March 06, it is now Dec 06)
