My experience with 8 of Edmontons builders

Just some background on our situation. We have built 5 homes in Edmonton over an 8 month period(between spring of 07' and winter 08') all were from diffrent builders. Therefore I think that we have a somewhat educated opinion (or at least a good compartive reference) between the builders that we have worked with. We built homes with Linlonberg, Beattie, Park Royal, Parkwood, and Simplicity homes. My extended family have also built (with in the last 3 years) with Jayman, challanger, and Greenboro. Looking at the quality of the home-- Linlonberg has been (by far) the worst! The finishing is awful- so may marks on the walls that really the only way to fix them is to re-mud the whole place and start again--- and like that would ever be an option! I should note that with all the homes that we built, there were always long lists of "to do's" after the initial walk through. I should also add that eventhough non of the builders were, by any means, anxious to fix their mistakes- non were as rude and unhelpful as Linclonberg! I am not saying that we had major problems- but the problems that we did have seemed major to us and after all we are the customer! When meeting with one of Linclonbergs workers- they said that our home was "just a starter home" (her exact words!) and that we should not expect anything better in terms of finishing! With all due respect, for a company that has been in business for such a long time- does Linclonberg have absolutly any understanding of costumer loyalty, work of mouth, or repeate costumers???? Why not put your best craftmanship into every home that you build- you are after all building a name- and right now Linclonbergs name is not looking very favorable! My opinion is to stay away from Linlonberg- my hope is that someone would let the builders know about sits like this so that they are aware that their actions DO MATTER!

Lincolnberg? Not a chance!

We signed our house deal with Lincolnberg back in 2004 (moved in 2005). We sold in 2006. Main heating duct work (basement) was located in the wrong place, so when I went down into my basement I would almost hit the duct. Made builder re-locate line, which they did, but after much agruing with site super! Front steps were supposed to be P.T. wood - received spruce. Tried complaining..fell on deaf ears. I think one of the things that made our experience with Lincolnberg so aweful was: 1.) Our salesperson started dicking us around in the end, 2.) Our site super was always argumentative. The last time I checked, we are the customer. I remember coming to the house (during construction) to see the cabinets being installed. There was a no-smoking sign clearly posted on 2 windows on the main floor. Here was the cabinet installer smoking away (popcorn ceiling was already installed and the first coat of paint done). We came back the next day to inspect his work only to find a cigarette butt upside down on the cabinet. He had let his cigarette burn down to the filter. Not that the cigarette was ever likely to start a fire - we were more concerned with the smell from the cigarette, as we are non-smokers. We would not build with them ever again. We also would not recommend them to our friends. If you want to see what a class operation they run, go visit the Ellerslie Crossing Showhome! The salesperson there looks so unkempt; the show office is filthy and scattered with papers, etc. Do your homework and ask lots of questions. Get EVERYTHING you discuss in writing, because they will say they can't do/fix something if it isn't written in the agreement!

DO NOT CHOOSE LINCOLNBERG

After contact was signed it seemed like you were not important. Would not return phone calls or respond to a letter. Down played poor workmanship by tradespeople, from the framers all the way up to the finishers and even the cleaners.. Went way over estimated finish date. Will never build with them again.

After Alberta's economy goes bust (and it will as all things must come to an end), Alberta homebuilders with attitudes such as this will be left in the dirt without so much as a shovel to dig them out!" Well done! You must be some kind of genius!! Although I doubt that very much. You do however seem like one of those "couch potatoe experts". People like you should keep your undereducated opinions to yourself as all they do is confuse people. My comments written were right on the money "HONEY". Maybe you should re-read my comments because they were meant for people like you. You must know a lot to say that this market will go "BUST". Do you even know what that means? Ever heard of the Energy Crisis that happened a while back? I would say that was a market that went "BUST". So if you are so educated on the subject please do tell what is coming that will crash this market, oh Soothsayer? Lincolnberg Homes has been around for 27 years and guess who one of the builders were that survived that housing market crash? Hmmmm, I better spell that out for you. Lincolnberg Homes! Oh and don't worry, we all have spare shovels just in case. :)

Oh so funny!! Some of these posts just make you laugh. I laugh because of what people have come to expect when they buy something. I think the "know-it-alls" make me laugh the most! Take the know-it-all who wouldn't have a clue as to how to get a new home built and then come up with all kinds of better ways that the builder should be building their home. A lot of buyers are know-it-alls especially when problems come up! Take the buyer that lost some of his/her shingles. From their view there is no way the WIND could have blown the shingles off. No it has got to be a defective product. I would not rate that buyer as very smart since because there was no concrete poured yet they decided not to take their shoes off and drag slimy mud through the house! Haha. Oh yeah, and that is some great advice about visiting the home every day because you know builders mught be stuffing everything from sawdust to dead bodies in those walls! Oooo watch out people! Haha. Isn't it funny how people site use of cheap materials and workmanship and then don't provide what the solution is? If you are so sure the workmanship and materials are cheap then what is the alternative? What are better materials? What is the right way to do it? And don't say that because you watched a certain 1/2hour TV show that you are well versed in that trade! Be specific or else you are just blowing hot air! Some good advice for people that are counting down the seconds until their home is ready for possession is...............GO ON VACATION!!! You signed details documents as to how the home is to be completed and don't make plans to move in until the builder tells you! The home still belongs to the builder and they are covering all costs up until possession. BACK OFF and you will enjoy the process alot more! Oh and yes I did get a home built by this builder. I more or less wanted to tell the complainers to Relax and get your perceptions and expectations in order. Do your research into warranties and who is responsible for what otherwise you look like a @$#%@# when you post here. A home today is a unification of many many different materials and labor. Buyers should not expect it to be something that magically appears and then you just plug it in like a refrigerator.

It has been almost a year and our house is only about 70% done! We were told 8 weeks from primer, it has been 10 weeks and they have not touched it since the primer! Sales staff is good but makes countless empty promises. Other houses that were started months after ours are now ahead of us in the building process. Very disappointing especially considering this is our first house, all the excitement has been replaced with frustration.

VERY VERY POOR quality, very difficult to get satisfaction after we moved in. The concrete work was rediculously late, we were tracking slimy mud into our new home for months. The builder made us feel like we were really inconveniencing them to expect them to fix their mistakes. The roof was shingled with defective product, and when some of the shingles failed, they would not cover the cost. That came out of our pockets, roof repairs for a brand new home! Always visit the house during construction, I found so many things that they would have hidden in those walls, had I not demand corrections amidstream!

As this was our first purchased home, we would never build with Lincolnberg Communities again. We were quite disappointed with the lack of communication from the builder and the lack of quality from the trades people. The builder went and changed the colour of our duplex from sand to pink. We were never given any notice that the colour was going to be changed. As well, there has yet to be any word on when Lincolnberg will start landscaping. And the list goes on... Good luck to all home buyers in Alberta!!!

The superintendent fought us on every move. . It's my house and I deserve to get what I paid for. I would not recommend We are building a new home right now (1 year after we moved into our Lincolnberg home)

Customer service was relatively good. However, contracted tradespeople's workmanship was poor. Some cheap materials used to cut corners. It seemed like the builder was sticking up for their trades' incompetences some times. No pride in a job well done anymore.
