THEY STOLE OUR LIFE
We will get this resolved but will never again buy a house on paper, false promises AND WITHOUT COMPLETELY INSPECTED BEFOREHAND and tell everyone who will listen to stay clear of this builder.

KRP - what a sham / shame!
What a shame! We fell in love with Marshes Village when we first went into the presentation centre. We did many upgrades to our purchase. The builder unfortunately didn't treat us with any respect - once they had our money it was a battle to get issues resolved and completed. In the end you really get worn down in fighting with this builder. The area and the concept of Marshes Village is great - we are happy with the neighbourhood, our neighbours the design and layout of our house. Its too bad that KRP wasn't more versed on the residential aspect of things and in their people skills/abilities. When spending $500,000 on a product one expects a different level of treatment - this wasn't the case with this builder. Having to wait close to two years for sod and final construction of the roads was what I considered the crux - simply no excuse to put people through that. Buyer beware!

Stay away from Kanata Reserach Park Residential (KRP) at all costs
Stay away from this builder at all costs. The stress and aggravation at having to deal with this builder may put you in the hospital. Here are some hi-lites: 1. Lived in a mud pit for 2 years. 2. House not finished on time. 3. Issues/complaints not addressed for a whole year (several still outstanding). 4. Incompetent staff (Had to keep resending information/issues because they kept losing it). 5. They were building the house their way (the owner has no say). 6. Road was in such bad shape (pot holes) it caused damage to car tires. 7. Common areas not build as per described plan (no walking paths, etc, provided as per plan). 8. Changed plans (driveway grading, etc) when it suited them with no approval from home owner. I could go on and on, but hopefully you get the point.

No customer service from the builder's end whatsoever; builder attitude was they were always right and customer always wrong and WE ,THE OWNER didn't know what they were talking about. Contract specs were not respected by builder. Upgrades paid for bu us were not provided even though part of P/S agreement. Significant grading changes were made to our lot after our purchase and sign-off of all grading and drainage drawings as required under part of P/S agreement. After sales service was provided with terrible attitude and a total lack of concern for their obligations, but rather major focus on our questioing of their lack of performance IF EVER ASKED FOR FOR A REFERENCE BY A FRIEND OR BUSINESS ACQUAINTANCE REGARDING PURCHASE FROM BUILDER I WOULD STRONGLY ADVISE AGAINST SUCH . OVERALL RATING OF BUIDER AND STAFF: NEVER AGAIN WOULD I BUY FROM THIS ORGANIZATION

I am thoroughly disappointed with the purchase of our house from this builder. Our house is being finished bit by bit and found major problems with our basement rendering our house impossible to put on the market. Had to hire a lawyer and prove with two engineer inspections that the problems were real and building code violations. Promises have been broken. Fixed problems partially and then left hanging. Finding new problems every week making me feel frustrated to the point of depression. I just hope our solicitor will be able to make them come to some agreement so we can get away from this nightmare and start living again after two years of blatant unprofessional attitude on the part of this builder and ironically told to put our increasing problems on our TARION list. We do not have any more confidence in this builder vis a vis our home and also infrastructure.

Since taking possession two years ago next month, I have discovered in excess of 45 Building Code violations and spent an inordinate amount of time detailing my problem first to the management team without much success. Consequently, I finally retaining first, a building inspector and had to retain two structural engineering firms, in order to convince my builder that my problems were not a figment of my imagination. In the process I have incurred substantial legal fees in order to repair these defects which in my builder opinion were quite normal. Due to the problems encountered to date and being unable to secure help from the Warranty Corporation way may be obliged to resort to litigation.

There are still some outstanding items, one of which is water infiltratrating my basement after four attempts by the builder to find the leak. I will be in my house two years as of December, 2005. Each and every one of the long list of items requiring the attention of the builder has taken an inordinate amount of time to be resolved. This has been, and continues to be, extremely stressful.
