I purchased 1 year ago. I have major structural deficiencies in my home. I have puddles of water in my basement whenever it rains (still waiting to have it fixed) my stones on my portico fell off (took the builder 1 month to fix it). I have submitted a 264 item 1 year deficiency report.

missing insulation behind walls. ask them how they did on the JD Power survey. If you are already buying a home from them, make sure you are very thorough with your PDI and 30 day. It is very important.

Our dream home has been a living NIGHTMARE for my husband, 5 small children and I!!! We moved in June 30,05 and filed our 29 page 30-day deficiency report with Tarion in July/05. Nov/05 we book conciliation. Feb.8/06 a Tarion rep. comes out--22 items are found warrantable. Senator is given until March 31/06 to repair these Tarion warrantable items. April 1/06 I book a claims inspection for 12 items--we win on all items. Tarion sends out a pay out cheque for $5,200. Senator is given full access to our home for close to 100 days and still can not complete the home I paid over $800,000 for. Their repairwork has confirmed ESA code violations, OBC violations and Ministry of Labour safety violations. I live in the Highlands of Castlemore in Brampton and Senator Homes registered it under Edgecastle Holdings Inc. a sister company.

Although we were originally delighted that our home closed on time, we later discovered that many shortcuts were taken in order for this to happen. There were walls with studs cut out of them in order to fit countertops, window frames with holes cut into them so that bathroom tiles wouldn't have to be cut in order to fit under the window. I could go on forever... Our garage floor has a large dip in it, and water pools underneath the garage door opener sensor. We have replaced the sensors twice already and the problem still has not been attended to. The young, inexperienced and unhelpful customer service girl has done a terrible job of answering questions and communicating anything. I would NEVER buy a Senator home again! Caveat emptor!!

Comments:
Sales and service people are very nice and helpful. Post delivery fixes were much too delayed from moment they are notified (3 months later). Extremely poor quality finishes and craftsmanship. Could be due to the fact that we purchased a townhome and quality is not as emphasized as in detached homes (?).

Subsequent to closing we found the foundation walls to be substandard and below Code. We appealed to LAT and eventually settled, but they fought us all the way. It starts with spalling and cracking at the top of the wall coupled with staining inside.
