Never go for a RoyalPine Home
The builder, his contractors and their workmanship - everything is very poor. The only good thing I found about my home was the way their sale representatives (John) sold me the house. But that was the end of all good things.
They didn't tell me that there was going to be a fire hydrant in front of my house, that there was going to be a big green cable box in my front yard, that there will be a drain outlet in my backyard, that there will be a side walk in front of my house, that they were going to turn my home left-side-right, that I will not have choice to select exterior brick because my neighbours already selected the bricks and shingles and garage door etc. The builder delayed my house by 6 months - delayed twice. They didn't get building permit from the municipality and they had already sold half of their lots and collected advance money.
I wanted to visit my house during construction, and they would not give me the permission. I had to call repeatedly to see the work being done. I wanted a portion of half-wall removed from the plan, and the builder said that he would charge me "extra" - ahhh - I wanted them not to build half wall for my aesthetic looks, and this would have saved their building material, labour costs etc. but instaed of paying me in compensation, they said they would charge me. Come on. If I pay you to put a door for me with handles, and later request you not to put the handles on the door (note, I request before you actually put the door or the handle), will you charge me for "changing" the plan even when the door or the handle has not been placed?
Finally, the day comes when I move in the house. I found over one hundred defects. You don't want to know all - do you? Lets start. The walls had bumps. The oak stairs were roughly finished and were not-well stained. The carpet-floor was squeaking at many places, and the guy (Tony) said "it's normal". Bull-shit. Floors don't make noise in a new home. Half of the air vents were blocked with junk. The other half were not properly screwed and made noise. They didn't even use screws in the floor. Guys used nails. Who uses nails in the floor these days? You could all nails in the basement ceiling. Lights and fixtures were of the "poorest" standard. I wanted to put a fan in place of a light, and guess what? The electric box was tied with one small nail. It couldn't handle the weight of a fan. I had to go in attic to fasten it properly and then hang a fan. They didn't seal the grout anywhere. Kitchen cabinets had different gaps. No attention was given to the details. They didn't look uniform. I spent $8000 in kitchen upgrade and they ruined my money.
The worst part was when I tried to contact them - before and after my 30-day warranty, and before and after my 1-year warranty. They would not give me appointment as times convenient to me. I had to take of from work and stay home for them to fix the things. And even then, they wouldn't fix most of them. They would openly say "Go and complain to Tarion or Silverman or whatever." No body would take the responsibility. I can tell you much more, as every day in the last 1 year has been miserable dealing with Frank and his guys.
If still you want to buy a RoyalPine Home, go for it. I am sure it will be memorable.
