This is our first purchase of a New home and we are now wishing we had stuck with our 32 year old home with all its problems. It began before closing with the builder putting the wrong carpet, trim colour, rock work and lighting in the house. We chose these things and a few weeks later after being told the carpets etc are coming this Fri, then it was the next and the next...we watched the carpet and rock and trim colour going into and onto the house two doors down. We called the builder's realtor (who was also our realtor for the purchase) and were told that the purchasers had an earlier possesion date. We found out later that the purchasers did not see the house for the first time until the day the rock was put on the exterior. When we saw the trim colour and rock on our house, the realtor told us he chose the trim colour but it could not be repainted. When we came out to give the painters the interior paint colour, they had already begun to paint a different colour. When we told the realtor our colours matched the carpet better than their colour, the realtor told us that the builder chose the carpet. REALLY? That should have been our warning about the carpet colour. We almost collapsed the whole thing and walked away from our deposit. The realtor then 'arranged' for them to paint the main living areas to the colour we chose. We were shown lights from the home next door and were very happy with them. When we saw the lights and carpets they put in, we were shocked. Instead of a tan colour, it is almost ivory and the lights are very straight and modern instead of curvy and elegant. The sample of carpet with our address on it was gone. We did not have anything in writing, the realtor should have written it all into our purchase contract, but we did not know. So we were stuck with the wrong rock, paint colours, lighting and carpeting. When we were supposed to do our walkthrough, the realtor was unavailable and ended up doing our walkthrough a day before possession. We were not told we needed to do a financial holdback for the defficiencies still not completed. The house was filthy, apparently the cleaner was told to clean the house next door. Our house was still quite dirty upon possession. The white tiles turned grey the minute they became wet and continued to worsen to the point where we could not use the two showers which had the tile. We brought many items to the builders attention, numerous times and the only thing attended to was the painting. Trades would come through, look at the required repairs only to never return. The realtor and builder told us on numerous occasions that the work was done, when none of it was. We went to Home Warranty after 5 months of waiting and seeing things get worse. Now after 5 more months, and the builder trying to offer us a minimal amount of cash to complete the work ourselves or hire someone else as they were too busy and for us not to go through Home Warranty, the builder is not allowed back in here as they were given chance after chance and did not fix the items. We will finally see a resolution to these problems, which only a few of are listed here. The estimated cost of repair is $50,000 on a $300,000 purchase.
