He is a letter to my County managers about a code deficancy in my new home ...almost 2 years now.
You would be well aware to check your basement drain to see it conforms.
"For your information, this is the Ontario Building Code reference to
the illegal basement floor drain that I mentioned in my letter dated 14 Jan, 2007
7.4.5.5 Trap Seals
(1) Provision shall be made for maintaining the trap seal of a floor drain
or a hub drain by the use of a trap seal primer, by
using the drain as a receptacle for an indirectly connected drinking
fountain, or by equally effective means.
(2) Where a mechanical device is installed to furnish water to a trap, the
pipe or tube conveying water from the device to
the trap shall be at least 3/8 in. inside diameter
Explanation: Normally, floor drains are placed near the furnace, A/C etc., so that condensation from this equipment is used to furnish water for the trap.
Question, does the XXXX County building inspectors have a check list
mentioning that part of the OBC. Here is a city that does have
http://www.markham.ca/NR/rdonlyres/62DD6942-12BE-43EF-91F5-767D974D2668/125/SDW_Services.pdf Look under "Traps"
What now worries me as a taxpayer, how many other new homes in XXXX County has this been missed by the building inspectors. If his has been missed, there is a probable liability claim against XXXX County, because the building inspectors have signed off on the building.
I do hope this helps you in your investigation of the problem,"
